A hospitality project of the scale and ambition of Wynn Al Marjan Island depends not only on what guests see and experience, but on the quality of life created for the people behind it. Staff Accommodation, Phase 2, Wynn AMI responds with a campus-style residential development that delivers comfort, community and a premium standard of living for the hotel’s workforce.
Located on 21a Road in Marjan Beach, Ras Al Khaimah, the under-construction project is expected to complete in Q4 2026. With a total built area of 187,592m² across a 99,590m² site, it has been planned to accommodate 7,000 employees in a setting that goes far beyond conventional hotel team housing.
Through Marjan Design Lab, the project was approached as a question of belonging as much as accommodation. The brief called for a safe, comfortable and stimulating living environment capable of attracting and retaining high-calibre international hospitality talent. The response is a human-scaled campus that invites residents to feel part of – and enjoy – Ras Al Khaimah’s community and lifestyle, rather than separate to it.
The masterplan organises the site into distinct residential clusters for male employees, female employees and management teams, each supported by shared amenities and linked to central community buildings. This structure gives the development clarity and ease of movement while creating smaller neighbourhoods within a large residential campus, helping residents find privacy, routine and a sense of familiarity within the wider community.
Daily life is supported by an unusually rich mix of social, recreational and learning spaces. Expansive sports halls, swimming pools, padel courts, jogging tracks, shaded BBQ gardens, gaming rooms, karaoke lounges, music rooms, libraries, and large dining facilities create a residential environment closer in spirit to a premium campus than traditional staff accommodation. Learning and development spaces, including mock gaming floors and culinary training kitchens, also support career progression and professional growth.
The design recognises the diversity of the workforce it will serve. Communal kitchens replace in-room cooking for many staff categories, preserving the social value of cooking while improving safety, hygiene and maintenance. Leisure spaces are planned for different schedules and preferences, from quiet rooms for rest and reading to 24-hour entertainment areas for staff working irregular shifts. Materials have been selected for durability and comfort, including wood-grain flooring, washable finishes, robust joinery, acoustic treatments and high-performance communal surfaces suited to heavy daily use.
Outdoor spaces play an important role in making the campus feel generous and liveable. Tree-lined pedestrian routes, shaded courtyards, landscaped gathering areas and recreational zones bring greenery and activity into the daily rhythm of the development. The masterplan also responds to Ras Al Khaimah’s climate, using building orientation, solar studies and prevailing winds to improve outdoor comfort and reduce heat gain.
Sustainability is addressed through practical measures that support a development of this scale. Passive solar and wind strategies help reduce cooling loads, while efficient building systems, a Building Automation System, LED lighting, motion sensors and utility tracking support better energy management across the campus. Light-coloured paving, landscape planting and shaded outdoor areas further improve comfort while reducing heat impact.
Staff Accommodation, Phase 2, Wynn AMI shows how Marjan Design Lab applies design thinking to the infrastructure behind major destinations, placing wellbeing, belonging and community at the centre of residential planning. Transforming a large operational requirement into a considered place to live, socialise and grow, the project reinforces Ras Al Khaimah’s ability to attract global talent while giving the people who power its hospitality sector a meaningful place within the emirate.
